What are our modular buildings made of?

For those grappling with Reinforced Autoclaved Aerated Concrete (RAAC)-related concerns, our modular buildings are a safe and swift alternative.

While the remedial work is underway, our buildings can be the interim workspace or even be a permanent replacement for structures at risk. But what are our modular buildings made of?

What goes into making a modular building?

Here at Elite Systems, all of our modular buildings follow a similar method of construction once the design has been agreed. Each bay base is constructed with fire rated materials sourced and vetted from our suppliers. We are so confident in the sourced materials that we had an independent fire test and the modular building outdid the requirements (see our blog on that) – giving our customers peace of mind.

Materials – inside and out

  • Our primary materials include steel and timber
  • Steel is used in the roof, the floor, as well as supporting pillars and beams
  • Timber frame inserts are integrated and insulated to form walls
  • Double glazed uPVC or powder coated aluminium windows of varying sizes and colour trim are used to match the design brief
  • Compliant single and double door access points can be steel, composite or powder coated aluminium in design

Exterior finishes

  • Roofing options are versatile, ranging from various membranes, plastics, metal sheeting, to tiling, allowing us to seamlessly blend the roof with the surrounding structures
  • Roof pitch just as integral for design aesthetics and practical reasons – rainwater must have appropriate drainage and the roof style must have appropriate support within it – all of which we discuss with our customers during the design stage
  • Exterior walls can be clad, rendered, or constructed with brick which is an option for those seeking a permanent immovable structure that harmoniously blends with its surroundings

there's no RAAC in our foundation. We mainly use precast for our piling.

Concrete usage

  • If concrete is used, it is the precast variety and mainly used in the foundations – such as concrete pads (below) and in piling methods
  • We never use concrete overhead which is one of the main RAAC concerns
  • Creating a concrete floor is rare and only used for a project’s specific requirements, of which these are thoroughly discussed with our customers before work starts
